Besides rezonings and annexations, the tracker picks up changes of conditions, preliminary and final plats, site plans, variances, special use permits and changes to the zoning code itself.

Each case shows its number and type, the filing and hearing dates, and its status, whether that's scheduled, approved, approved with conditions, denied, withdrawn or tabled. You also get the current and requested zoning, the acreage, the applicant, the property owner and a link to the county's own record. Cases sit on the map with their parcels, so you can see what's moving in a submarket.

Where it comes from

We read what counties and cities publish: agendas, minutes, staff reports, planning portals and GIS case maps. When the same case turns up in several of them, we combine the pieces into one record. A case that's missing key details is held back until it can be filled in.

How land teams use it

A rezoning to residential is often the first public sign that land is about to change hands, so a lot of teams watch new filings the way they watch new listings. It's also the quickest way to see which builders and developers are active in a county, what they're asking for and how often they get it.

Before you make an offer, look at the site's own history. Past conditions and variances on a parcel say a lot about what the county will accept next time. And to see who's behind the filings, builder-owned lots shows what each builder already holds in the same counties.

Plan a case of your own

The free rezoning timeline checker works out every hearing and notice deadline from a filing date, with the state rules for Georgia, North Carolina, South Carolina, Alabama and Tennessee. The guide to how long rezoning takes goes through the steps, the costs and what causes deferrals.

Questions

How up to date is it?

Cases update every night from the counties' and cities' own agendas, minutes and portals.

Which places are covered?

122 county and city jurisdictions across Georgia, North Carolina, South Carolina and Alabama.

Does REOS predict which rezonings get approved?

No. It shows you what was filed and what was decided, with the record behind each case.

Can I see the history of one parcel?

Yes. Cases are mapped to their parcels, so a site's past rezonings, plats and variances show up right next to it.
