Land deal analysis for developers and investors

Developers look at a lot of sites to find one worth pursuing. REOS gets you through the first pass on each one in minutes, so your time goes to the deals that hold up.

Figures as of October 5, 2026.

Paste a listing or a parcel number and REOS comes back with the zoning, net buildable acres, lot count, a sewer route and a grade. The deals you would have passed on anyway, you can now pass on in ten minutes instead of two weeks. More on the underwriting page.

Compare your exits

REOS lays out selling permit-ready lots to a builder next to building the homes yourself, with the margin, return and land value each one supports against the asking price.

Check the zoning record before you file

The rezoning tracker covers 122 jurisdictions. Look at what the county has approved and denied nearby, what conditions it tends to attach, and how long cases take to reach a vote.

Know what builders will pay

If your exit is selling lots, lot sales and builder-owned lots show what builders are paying in that submarket and who's buying, so your exit price rests on real purchases.

Keep every deal in one place

Each deal lives on a pipeline board with its analysis, notes and documents. The Operator plan adds a plain-English search for assemblages and a builders CRM that matches sites to each builder's buy box.

Free tools for the first pass

Four free calculators run on your own numbers: a residual land value calculator, a subdivision lot yield calculator, a rezoning timeline checker with each state's notice rules, and a build-to-rent calculator for yield on cost. Each has a guide beside it, starting with how much to pay for land.

Questions

Does REOS handle entitlement applications?

No. It shows you the rezoning, plat and variance record around a site and across a jurisdiction. Filing and managing the application is still up to you.

Can I compare a lot sale with building it out?

Yes. Both exits are modeled side by side, with margin, return and the land value each one supports.

What does it cost?

Scout is $299 a month, Underwriter is $599 and Operator is $1,299. Firm is an annual agreement. See pricing.
