Land underwriting

Underwrite a land listing in about ten minutes

Paste the broker's listing, an address or a parcel number. REOS pulls the parcel, reads the zoning, works out how many lots actually fit, routes sewer and grades the deal.

Why we built it

A first pass on a land deal usually takes two to three weeks. Someone pulls the parcel and zoning from the county website, emails the water authority and waits, pays an engineer three to eight thousand dollars for a yield sketch, then rebuilds the numbers in a spreadsheet. Plenty of those deals get passed on anyway.

REOS does that legwork from public records, so you can tell in one sitting whether a site is worth paying an engineer to look at.

What you get back

  • The parcel, its acreage and the owner of record
  • The zoning district, with its minimum lot size and lot width
  • Net buildable acres once flood zones, wetlands and steep slopes come out
  • How many lots the zoning allows on what's left, which is often fewer than the listing says
  • The nearest water and sewer mains where the county publishes them, the distance to reach them, whether sewer can flow by gravity or needs a pump station, and a cost range
  • Two exits side by side, selling permit-ready lots or building homes, with the margin, return and land value each one supports
  • A letter grade and a short recommendation

Results name the public source they came from, so whoever reviews the deal can check the work.

How it fits your week

Run every listing through REOS first, and only pay an engineer for the ones that grade well. Deals go on a pipeline board with their analysis attached, and any of them exports as a PDF for an investment committee. From the same deal you can pull up the rezoning history nearby and what builders have paid for lots in the area.

For a quick number before you open REOS, the free residual land value calculator works out what you can pay for the land from your own home price and costs, and the subdivision lot yield calculator turns gross acres into a lot count. The guide to how much a builder should pay for land walks through the method.

Questions

How long does an underwrite take?

Usually about ten minutes from pasting a listing to a graded deal. A traditional first pass takes fifteen to twenty-one days, mostly spent waiting on an engineer's yield sketch.

Is the land value in REOS an appraisal?

No. It's an estimate of what the exits support, built from public records to help you screen deals. It isn't an appraisal or an opinion of value, so verify it before you buy or lend.

Which counties do you cover?

Underwriting covers 57 counties: 31 in Georgia, 12 in North Carolina, 11 in South Carolina and 3 in Alabama. The full list is on our about page.

Can I underwrite several parcels as one site?

Yes. You can analyze touching parcels together as an assemblage. On the Operator plan you can also search for assemblages by describing what you're after.
