Questions

What is REOS Software?

REOS Software is land underwriting and acquisition software for home builders' land teams, developers, land brokers and lenders in Georgia, North Carolina, South Carolina and Alabama. It turns a land listing into a graded deal in about ten minutes, and it tracks rezonings, lot sales and builder land holdings.

Who makes REOS Software?

REOS, LLC.

Which counties do you cover?

Underwriting covers 57 counties: 31 in Georgia, 12 in North Carolina, 11 in South Carolina and 3 in Alabama. The rezoning tracker and lot sales reach a few more. The full list is on our about page.

How current is the data?

Rezoning cases update every night and builder ownership every week. Lot sales update as each county publishes them.

Do you show people's names?

Lot sales and builder holdings show company names only, never individuals.

Is REOS a broker or an appraiser?

No. REOS is software for analyzing public property data. It isn't a broker, appraiser or engineering firm, and it doesn't give opinions of value.

How much does REOS cost?

Scout is $299 a month, Underwriter is $599 and Operator is $1,299. Firm is an annual agreement. See pricing.

How do I try it?

Book a demo and bring a listing or a parcel you're working on. We'll run it on the call.

Do you have free tools?

Yes. A residual land value calculator, a subdivision lot yield calculator, a rezoning timeline checker with the notice rules for Georgia, the Carolinas, Alabama and Tennessee, and a build-to-rent calculator. They're free, need no sign-up and run on your own numbers, and each has a how-to guide.

Is this the same REOS as the German software, or RESO?

No. REOS Software (reossoftware.com) is US land underwriting software. It has nothing to do with the German property-management product called REOS or with RESO, the Real Estate Standards Organization.
