Builder land holdings
See which builders hold the lots in your market
REOS tracks the lots every home builder and land banker owns, county by county and subdivision by subdivision, and shows what they paid where the purchase is on record.
Figures as of October 5, 2026.

What you see
The lots builders and land bankers own today show up on the map, grouped by subdivision and sized by how many each one holds. Click a holding to see when it first appeared and, if the purchase is on record, what was paid per lot. New purchases show up in the next weekly update, so you can watch a builder's position grow or shrink.
An example from Mecklenburg County, NC
These were the five builders holding the most lots in Mecklenburg County on October 5, 2026:
| Builder | Lots held |
|---|---|
| PulteGroup | 657 |
| D.R. Horton | 601 |
| Mattamy Homes | 547 |
| Tri Pointe Homes | 408 |
| Toll Brothers | 328 |
In the app, each of those holdings is on the map by subdivision, with what was paid.
How we put it together
We read county ownership records every week. Big builders hold land through many separate companies, often one per community, so we group those under the builder's name. Land bankers are labeled as land bankers. We only name companies, never individuals.
Why land teams watch it
It shows where your competitors are buying and how fast. It gives you real purchase prices from the same submarket to hold a deal against. And a builder sitting on lots it isn't building on is sometimes a seller. For brokers, it's a ready-made call list. Put it next to lot sales and the rezoning tracker and you can follow a county's pipeline from filing to closing.
Weighing a rental exit for lots you hold? The free build-to-rent calculator works out the yield on cost and the land price that hits your target.
Questions
How often is it updated?
Weekly, from each county's ownership records. Gwinnett County updates quarterly from the Assessor's ownership file.
Do you show individual owners?
No. Only builders and land bankers, by company name.
How do you know what a builder paid?
We match each lot to the builder's own purchase of it in the county's sales records and price it per lot. If that sale isn't on record, the holding says so.
Which counties are covered?
29 counties across Georgia, North Carolina, South Carolina and Alabama so far.
